Almost immediately after Gustav began approaching the Southern Shore of Cuba, our web traffic for buyers looking at beach and bay property plummeted. We had several buyer appointments for the weekend that were canceled. A very large base of our buyers and sellers are from New Orleans, Baton Rouge, and Jackson areas. We wish them all well in weathering the storm and look forward to their returning to their plans in the next week or so.Sellers must be aggresive in pricing their property to sell!

Sellers must be aggresive in pricing their property to sell!
In the present market sellers should price their property competitively or even a tadd below their competition to attract buyers. There are some buyers around and they are looking for deals. We have observed over and over properties that were aggresively priced get picked off by shrewd buyers.
If a lister is not prepared to be the best priced comparable property and ready to negotiate when a buyer comes along then...There are many great buying opportunities right now!

There are many people looking and some acting. There is quite a bit of interest in foreclosure properties and sellers competing with those foreclosed properties must be willing and ready to negotiate with potential buyers to make their properties competitive.
NAR reports that over 40% of recent sales have been foreclosures!

NAR reports that over 40% of recent sales have been foreclosures!
We have had quite a bit of web traffic from persons looking for foreclosures. There are a lot of fence sitters at the moment, but I detect that there is a pent up demand of people that want to buy, but that are willing to wait it out to get the most value they can.
What has been your experience with foreclosures and if writing offers what has been your experience dealing with the lenders as far as response time...

We're fine. Wind is still blowing pretty steady and occasional bands of rain but we're all fine. Haven't ventured out yet. Henry wants to go out in about an hour. We'll see. Stay safe and dry!
